These Terms govern your use of Outpost. They will be finalized with legal counsel prior to public launch; the version below describes how the marketplace works today.

1. What Outpost is

Outpost is an online marketplace that connects buyers and sellers of vacant land. Outpost is not a licensed real estate broker, escrow agent, lender, or title company. We do not represent buyers or sellers in individual transactions.

2. Accounts

You must be at least 18 years old to create an account. You are responsible for keeping your login credentials secure and for all activity that occurs under your account. Notify us immediately at hello@outpost.land if you suspect unauthorized use.

3. Seller responsibilities

  • Only list property you have the legal right to sell.
  • Provide accurate information about acreage, price, title status, and known defects.
  • Respond to buyer inquiries in a reasonable timeframe.
  • Comply with all applicable federal, state, and local laws — including disclosure requirements in your jurisdiction.

Outpost may verify sellers, but verification does not warrant the accuracy of any specific listing.

4. Buyer responsibilities

  • Conduct your own due diligence on any parcel before making an offer — see our due diligence guides.
  • Use a licensed title company or attorney to close every transaction.
  • Never send funds outside of an insured closing without independent verification.

5. Transactions

All purchase, financing, and closing terms are between buyer and seller. Outpost is not a party to any transaction and does not hold funds. We recommend closing through a licensed title company that issues an owner's title insurance policy.

6. Owner financing and monthly-payment listings

Some listings offer owner financing. All financing terms — down payment, rate, term, balloon — are set by the seller. Outpost is not a lender and does not underwrite, service, or guarantee any owner-financed loan.

7. Prohibited conduct

  • Fraudulent, misleading, or duplicate listings.
  • Harassment or discrimination in messaging.
  • Scraping, reverse engineering, or circumventing our security controls.
  • Using Outpost to launder funds or evade taxes.

We may remove listings or accounts that violate these rules, at our sole discretion.

8. Content and intellectual property

You retain ownership of the photos and descriptions you upload, and grant Outpost a non-exclusive license to display them on the marketplace. The Outpost name, logo, and site design are our property.

9. Disclaimers

Outpost is provided "as is". We do not warrant that listings are accurate, that titles are marketable, or that the site will be uninterrupted or error-free. Nothing on Outpost is legal, financial, or tax advice.

10. Limitation of liability

To the fullest extent permitted by law, Outpost is not liable for any indirect, incidental, or consequential damages arising from your use of the marketplace, including losses related to any transaction between buyer and seller.

11. Termination

You may close your account at any time. We may suspend or terminate accounts that violate these Terms or that pose a risk to other users.

12. Changes to these Terms

We may update these Terms as the marketplace evolves. Material changes will be announced by email or in-app notice. Continuing to use Outpost after changes take effect means you accept the updated Terms.
